Cliff Island Holdings acquires historic and distressed residential property in Chester County and the surrounding area of southeastern Pennsylvania. We take ownership, fund the restoration, and carry the project through to a finished house.
All construction is done by M.F. Benton LLC, our exclusive building partner — a small Chester County firm doing custom building, remodeling, and historic restoration since 2005. They are the kind of outfit that handpicks its projects and takes on the stone, timber framing, and period millwork that most general contractors turn down.
The arrangement is deliberate. Acquisition and ownership sit on one side, a dedicated restoration builder on the other. There is no scramble to find a contractor after closing, no putting a historic job out to a crew that has never worked on one, and no gap between what the house needed at purchase and what actually gets built.
Where we work: Chester County, Pennsylvania, and the surrounding townships.
What we look for: houses built before roughly 1950, with stone, brick, or timber framing worth saving. Any condition — structural movement, water damage, long vacancy, deferred maintenance, fire damage. Estates, properties that have sat on the market unsold, and houses that would not survive a conventional buyer’s inspection.
Not a fit: new construction, or sound houses that are merely dated and already competing fine on the retail market.
